Difference Between Florida Custom and Tract Home Builders

Difference Between Florida Custom and Tract Home Builders

Food, clothing and shelter are the three basic needs of human beings and among these getting decent shelters is the toughest one. Home is the biggest investment made by a person and so it requires careful planning before making investment in it. There are various factors that need to be considered before purchasing a property, like location of the property and price of the property. Purchasing a new home in Florida is a large investment and one should properly plan out to successfully build a home in Florida. After all everyone wants a home that meets the requirement and can withstand the test of time. It is an aspect in which one really needs the help of home builders who can guide them through all the construction processes.

To help people in solving their problems related to home and construction of homes, Florida has different types of home builders. Mainly they can be divided into two types, Custom home builders and tract home builders. The basic difference between these two types of home builders is quality and availability of custom options. Tract homes are generally identical in look and other aspect as the material used for construction is bought in bulk. More often lower quality material is used be the Florida home builders to construct tract homes.

Custom home builders do not purchase the construction material in bulk quantity and they adhere to higher standard of quality products. Since these homes are custom homes, the buyer has the option of choosing material and color of his choice. With this type of builders a buyer is free to express their feeling and can incorporate changes as per their need and requirements. Custom homes are expensive compare to tract homes but owner of custom homes knows that it is money well spent.

Each builder is different from other, but high-quality builders have certain things in common. First, they use the highest quality materials and usually build their homes with solid, poured concrete or steel-reinforced concrete that is designed to withstand a powerful hurricane. While purchasing a home in Florida, hurricane safety is surely considered and the highest quality home builders pride themselves on building homes that are above hurricane code. They also give importance to features such as impact resistant windows and a greater number of roof truss straps.

One can easily spot a low-quality; tract house builder by their inferior building materials, construction that only meets code and does not exceed safety standards in any area, and the cookie-cutter appearance of their homes. Florida home buyers should be wary of these builders. Their homes may be less expensive, but one definitely gets what he pays for.

There are two types of Florida Home Builders, one is Custom Home Builders and other is Tract Home Builders. When it comes to finding new homes in Miami, Florida Builders Association is the best partner to you that will help for searching homes

Overview on Kitchen remodeling

Overview on Kitchen remodeling

Homemakers would love to remodel their kitchen because they spend most of their time there. In Houston, homemakers first remodel their kitchen because it serves as the heart of the home. Kitchen is the only place where family gathers everyday for breakfast or dinner; children have their cookies and milk after school. Kitchen is also used for cooking, eating and entertainment. In the last four decades, Houston kitchen has gone through a vast transformation. In the past, homemakers were using avocado green appliances which are replaced by professional models, stainless steel and fresh new colors. Linoleum floors have been replaced by ceramic tiles and stone. Kitchen would look more attractive if Solid wood cabinets and granite countertops are installed. These will never go out of style because of their beauty and natural appeal. In modern kitchens you can find walk in pantries and built-in work desks. After remodeling your kitchen, you can store many things like cutlery, pots, pans, small appliances, utensils and gadgets. Breakfast nooks and Houston Kitchen remodeling designs that open into the family room are also extremely popular.
In Houston, kitchen remodeling has never been so popular. Homemakers in Houston have realized that family members spend most of their time in kitchen so they are planning to remodel it to give an attractive look. There are some contractors who are specialists in kitchen remodeling. These contractors take care of everything from initial design to final inspection. Houston kitchen remodeling goes through various process like initial consultation, demolition, looking out for appliances, picking out materials like countertops, tiles, window coverings, plumbing, flooring, electrical work etc. Kitchen remodeling is not an easy task; it goes through a long process.
Many real estate agents in Houston tell that kitchen remodeling is an investment which will increase their home value. While we agree on a financial level, we believe that it is more of an investment for your family’s future.
Before starting the remodeling work, homemakers find out how much would it cost?  It would cost somewhere near to ,500. But if you’re remodeling your entire kitchen it would cost more than ,000. Another thing to keep in mind is that high end kitchen remodels generally don’t return the same percentage of remodeling costs in increased property value.
During the kitchen remodel, plan on getting to know the local Houston restaurants much better as you won’t be able to cook as often as you want. If you have a motor home or RV, you might mull over parking it in front of your home and using it as a temporary mess hall. Your patience and sacrifices will pay off once you see your brand new kitchen. Your ideals will turn into reality and you will look forward to cooking, eating and entertaining in your customized surroundings.

The dynamics and implications of residential segregation in Nairobi [An article from: Habitat International]

This digital document is a journal article from Habitat International, published by Elsevier in 2007. The article is delivered in HTML format and is available in your Amazon.com Media Library immediately after purchase. You can view it with any web browser.

Description:
Residential segregation is an urban phenomenon that has intrigued researchers the world over and sustained a debate for decades. However, the debate has not been engaging Africa as much as it does countries of Europe, America and the Far East. In Africa, the colonial governments and the apartheid regime in South Africa initiated residential segregation. For example, in Nairobi, residential segregation took root during the onset of colonialism. By 1900, a racially segregated Nairobi had been set up. Racial segregation was sustained in Nairobi from these early times up to 1963 when Kenya attained independence. Racial segregation transformed into socio-economic and legal-tenural residential segregation upon atta

Collaborative Article: the Lego-builders’ guide to flickr
Builder Articles

I’ve been cross-posting this to several forums now:

Brickshelf may be gone, it may not be. But the fact is, there are other host options for lego pictures. One way of helping the community get past the loss is to help everyone get into these sites.

Now, flickr has risen to be one of the most used image-hosting sites by us builders. It’s only natural that some of us will continue housing there after this, whatever the outcome. That’s why I’d like to start an article describing how Flickr works, and good stuff to know about the site for Lego builders.

Problem is, I don’t have time to write it myself. That’s where you come in. If I take on the role as an editor, I want everyone to help writing the article and putting it together. I will, of course, write as well. Here’s a suggestion for disposition:

What is Flickr?
What does it offer?

————————–

Here’s what I hope that you’ll do:
1. Look at this disposition and notify me of stuff that should go in the article. Remember that the info must be relevant to builders.
2. Write stuff for the sections. Please notify me (thread, PM, e-mail) when you’ve decided what section, no matter how big or small it is, you want to write. That way we’ll minimize duplicate work. I’ll update this post when I know a section has been claimed.

I’ll start by writing the "organizing" section. Lets make this the best article ever!

4 Tips for Choosing a Residential Construction Contractor

4 Tips for Choosing a Residential Construction Contractor

With all of the information available on websites like www.LocalConstructionPros.com it’s amazing to see how many people get themselves into sticky situations with residential construction contractors lacking in integrity. Folks, it takes more than a truck, some tools, and a cell phone to be a construction contractor. Please, read up on how to meet with contractors, review bids, read proposals, compare estimates, and ask the right questions. The consequences of not taking care of your end are great. There are some very simple steps a homeowner can take to protect themselves and to avoid unneeded frustration and expenses.

1) Make sure your construction contractor is licensed, has workers compensation insurance, general liability, and in some cases, if the project is very large as in a home addition, carry a bond. Some contractors will offer this information as part of their sales pitch, but if they don’t, be sure to ask for it. Please!!!! – make sure your contractor has up to date insurance, otherwise you might be liable for an injury or accident that occurs on your property.

2) Make sure your contractor uses a legitimate contract to outline every home improvement task to be performed. It’s not a bad idea to ask a friend, co-worker, or family member to look over the contract with you. Try to find someone who has experience in working with general construction contractors. Get as many details in the contract as you can to avoid any misunderstanding at the end of the project. And, yes, get it all in writing and signed! Do not be afraid to demand this, because any reputable construction contractor is used to doing business in this way. If you face any opposition, find another contractor.

3) The financial stability of your contractor is super important – bet you didn’t think of this one did you? If your contractor needs 50% of the payment upfront so he can order materials, it’s seriously time to find another residential construction contractor. The truth is, a reputable contractor will have accounts with many different suppliers, and if they’re in good standing, they will have no problem supplying materials until a portion of the work has been completed. Your home improvement payment schedule is one of the things that is outlined in the contract, so make sure you agree on it, and make the contractor stick to it .

4) References, References, References!!!! Call them all, and make sure your residential construction contractor has a good reputation. Did they do a good, clean job? Did they finish on time and within budget? Were they nice to have in your home everyday? Also, check with the state licensing board and the BBB to see if they have a clean record. If a contractor has had problems in the past you should proceed with caution.

It’s your responsibility to protect yourself, so start with the points discussed above, and do not gamble with your home improvement projects. Spend the time to do the research and hire a reputable residential construction contractor.
